001 Old River Rd America, IL 62996

90 +/- Acres of river bottom tillable ground with the potential to be an excellent waterfowl property. This prime piece of real estate is approximately 90 acres that will be 100% tillable with a PI ranging from 105 to 121. The property is currently being surveyed to have the exact acreage and boundaries set for the new owner. Where this property sits along the Ohio River is in a prime flyway in Southern Illinois. Located right across the river from Ballard county refuge, and between Horshoe Lake and Ballard, makes this a prime location. This property fits the requirements to be enrolled in the WRP program and be able to get paid to enroll, do or have the WRP work done while recouping a lot of your investment, and be able to build your own waterfowl property. You could even come in and build impoundments on your own to be able to hold water and still have the ability to have it farmed, while having hard-to-find waterfowl hunting in one package. This property is unique because of where it lays and the potential to be a prime waterfowl property and have tillable income in one package.
